Winter Woes: Let’s Talk Condensation and Mould (Before It Gets Gross or Expensive)

Let me be real with you. Winter in Sydney isn’t exactly the Arctic, but it still brings its own little dramas. Early sunsets, chilly mornings, and the surprise appearance of mould on your otherwise perfect bathroom wall.

Yep, winter is condensation season.

And if you’ve noticed your windows crying in the morning or your home suddenly smelling… well, a little earthy, you’re not alone. I’ve seen this so many times over the years. It sneaks up quietly (just a little fog here, a weird patch there) and before you know it, you’re dealing with musty s
mells, stained ceilings, or worse, an unhappy tenant.

So, here’s what I usually tell our clients.

👀 First: What should you actually watch for?

You don’t need to be a building inspector to catch the early signs. Just keep an eye out for:

  • Water droplets on your windows
  • Musty smells in specific rooms
  • Tiny black specks or bubbling paint on walls or ceilings
  • Stains behind furniture or corners that never see sunlight

That change in smell? It’s often the first hint something’s not right.

💧 Why is this happening?

In winter, we shut everything tight to keep the warmth in, which also, unfortunately, means we trap moisture inside.

Hot showers, steamy stovetops, indoor laundry… they all add up. And when that moisture has nowhere to go, it clings to cold surfaces like windows, tiles, and walls.

Mould loves these spots. And trust me, I’ve seen it take hold in everything from brand-new apartments to older family homes. It’s not about how new or fancy the place is.

It’s about airflow and habits.

🚨 Mould isn’t just ugly—it’s a liability.

I’ve seen it ruin paint jobs, eat away timber, and even cause tenants to break lease because of possible health concerns. It can trigger asthma, allergies, and a whole lot of complaints.

If you’re a landlord, this can quickly go from a “meh” issue to a legal one. And no one wants that.

✅ What actually works?

Here’s what I recommend (and what we tell tenants too):

  • Open windows every day, especially in bathrooms and bedrooms. Even just 10 minutes in the morning makes a big difference.
  • Use exhaust fans properly during and after showers or cooking. They’re there to help, not just make noise.
  • Even out your heating. Only warming one room creates cold zones where moisture settles. Keep temps steady if you can.
  • Wipe down windows. A quick morning wipe keeps condensation from turning into full-blown mould.
  • Avoid drying your laundry indoors. I get it—it’s cold. But if you have to, crack open a window or use a dehumidifier.
  • Speaking of which… get a dehumidifier (especially if the property tends to hold moisture). We’ve seen huge results from this one simple addition.

📍 A real example (because these things do happen). One of our clients in Castle Hill called about a weird smell in their guest room. No one had used it in weeks. We checked it out and… yep. There was a thick patch of mould hiding behind a wardrobe. Who would’ve known?

The fix? We repainted, replaced the skirting board, and refunded part of an Airbnb booking. Not fun.

Had the window been cracked open now and then or a dehumidifier used, it might’ve been avoided altogether.

If you’re a landlord reading this… This is where proactive property management makes a difference.

Your tenants might not even notice the signs or they might think it’s not worth reporting. But we look out for these things. We flag them early, educate tenants during inspections, and handle issues before they snowball.

That “small patch” could be the start of a bigger problem. And it’s our job to catch it.

The bottom line? Condensation and mould don’t have to be part of your winter woes as a property owner.

Here’s a quick tip from someone who has seen this issue over and over again: fresh air, a few good habits, and regular property checks can save you a world of trouble (and money).
